Farmer Certificate, जिसे 7/12 उतारा (सातबारा उतारा) भी कहा जाता है, यह किसानों के लिए सबसे महत्वपूर्ण दस्तावेज़ है। इसमें जमीन का प्रकार, मालकी हक्क, शेतीची माहिती आणि पिकाची नोंद यांचा समावेश असतो। इस दस्तावेज़ की जरूरत किसानों को कर्ज, सरकारी योजना, जमीन विक्री/खरेदी आणि न्यायालयीन कामांसाठी पडते।
Farmer Certificate के अंतर्गत कई important services आती हैं जो farmers और land owners के लिए बहुत ज़रूरी होती हैं। इन documents के ज़रिए जमीन की मालकी (ownership), खेती की स्थिति (farming status), पिकांची माहिती (crop details) और कायदेशीर हक्क (legal rights) की पुष्टि की जा सकती है।

The 7/12 Extract is considered the most important land record in Maharashtra. It includes area of land, owner’s name, land type, crop details, and ownership rights. This document is required for bank loans, government schemes, and land transactions.

The 8A Extract is related to land revenue records (जमीन महसूलाची नोंद). It shows taxes payable (कराची रक्कम), revenue entries (महसूल नोंद), and land ownership details (मालकीची नोंद).

Whenever there is a change in land ownership due to sale (विक्री), inheritance (वारसा), gift (दान) or any other reason, a Mutation Record is created. It ensures that the new owner’s name (नवीन मालकाचे नाव) is updated in the Government records.

An Encumbrance Certificate (EC) confirms whether the land is loan-free (कर्जमुक्त) or if there are any legal disputes (कायदेशीर वाद) or charges (बोजे) on it. It is especially important before purchasing land.
